Job Summary:
Strategic oversight and tactical management of UM Division property and real estate assets. Acting as the liaison between SWK and Landlords and actively leading lease development and management. Ensuring compliance with funding guidelines, collaborating with various departments, and managing specific operational aspects of real estate. Responsible and accountable for overseeing the technical maintenance and upkeep of properties, implementing efficient maintenance schedules, coordinating with external vendors, and ensuring that all properties meet the highest standards of safety and functionality.
Essential Functions:
Manage and enhance relationships with landlords, ensuring effective communication and alignment with organizational needs.
- Oversee the real estate portfolio, including strategic planning, leasing, acquisition, and disposition of properties.
- Ensure all leases and property acquisitions comply with federal and state funding guidelines.
- Collaborate with procurement and purchasing departments to efficiently acquire properties and related services.
- Lead property management to ensure adequate maintenance and operation of properties.
- Conduct detailed market analysis and financial assessments for potential property acquisitions.
- Engage in negotiations for property dealings, leveraging real estate and finance expertise.
- Coordinate with legal and financial teams to ensure all real estate operations align with organizational policies and regulations.
- Manage the real estate budget, including tracking expenses and forecasting future costs.
- Build and maintain strategic relationships within the real estate, finance, and legal sectors.
- Directly handle lease administration, including renewals, terminations, and amendments in coordination with Legal and Finance.
- Oversee property inspections and ensure compliance with safety and maintenance standards.
- Coordinate tenant improvements and retrofit projects as per organizational needs.
- Provide regular reports on property status, lease activities, and portfolio performance.
- Address and resolve any issues related to property management and landlord disputes.
Other Functions:
- Develop and maintain project plans for new Real Estate projects and economic strategies, and proactively manage timelines.
- Other duties as assigned by supervisor.
Qualifications and Requirements:
- Bachelor's or master's degree in finance, Economics, Real Estate, or a related field.
- Five (5 (years of experience in real estate, with a strong background in finance and compliance.
- Proven track record in managing complex relationships and portfolios of responsibility.
- Experience in ensuring compliance with federal and state funding guidelines.
- Skills in negotiation, analysis, and project management.
- Familiarity with legal and regulatory aspects of real estate, finance, and funded programs.
- Available to undertake frequent and extended travel as required.
- Bilingual (Spanish) - Preferred
Physical Demands:
Must be able to drive and travel as needed. Other requirements include daily use of various office equipment, frequent typing, and writing, as well as bending, twisting, stooping, climbing upstairs, and lifting up to 20 lbs. items that may be required to complete tasks. Must be able to read, write, and communicate verbally and in writing to express and exchange ideas.
Work Environment:
General office environment with moderate noise. This position is primarily sedentary and mainly involves sitting but may involve walking or standing for brief periods. A busy environment with many unscheduled interruptions. Frequent computer use at a workstation for extended periods. Public contact position requiring appropriate business apparel.
