The Operating Engineer is essential to maintaining a safe, compliant, and efficient facility environment. This hands-on role involves performing and coordinating preventive maintenance inspections, managing vendors, and ensuring that all facility maintenance standards are consistently met. Success in this position requires strong technical skills, proactive problem-solving abilities, and excellent communication to support both facility standards and client needs.

The Operating Engineer provides critical support for the facility's electrical, mechanical, and general maintenance needs. This role includes managing low/medium voltage power systems, HVAC, preventive maintenance, emergency response, and vendor coordination. The Operating Engineer is responsible for ensuring that all preventative maintenance inspections are completed either personally or by coordinating with outside vendors. Responsibilities extend to compliance with regulatory standards, and providing on-call support for after-hours emergencies.

Operations
Electrical and Power Systems: Maintain low/medium voltage power systems and lighting controls, performing necessary repairs and conducting regular inspections.
HVAC and Mechanical Systems: Provide troubleshooting, repairs, and maintenance of HVAC and plumbing systems, as well as general carpentry.
Preventive Maintenance: Ensure all preventive maintenance inspections are completed on schedule by either performing them directly or coordinating with vendors as needed.
Exterior and Grounds Maintenance: Manage exterior maintenance, including painting, roof repair, parking lot striping, landscaping, and drainage.
Trash, Recycling, and Hazardous Waste Disposal: Oversee waste management, including safe disposal of hazardous materials and compliance with safety regulations.
Safety and Hazardous Materials Handling: Adhere to safe storage, usage, and disposal practices for hazardous materials and participate in technical and safety training programs.
Client Interaction
Daily Communication: Coordinate maintenance activities with client personnel, providing updates on tasks, potential disruptions, and facility conditions.
Reporting and Compliance: Maintain accurate records of all preventive maintenance inspections and ensure that reporting meets client and regulatory standards.
Education/Training
Education: High school diploma or equivalent; technical or vocational training preferred. Minimum 5 years experience in an operational or maintenance role.
Technical Knowledge: Expertise in HVAC, electrical, fluid handling, plumbing, and general mechanical systems.
Regulatory Compliance: Knowledge of facility codes, safety protocols, and hazardous materials handling.
Software Proficiency: Proficient in MS Office and other relevant software for reporting, and vendor coordination.
Licensing: Valid driver's license required.
Forklift, Scissor Lift certification preferred
Physical Work Requirements and Work Conditions
Physical Requirements: Capable of lifting up to 50 pounds, walking, bending, twisting, and standing for extended periods. Ability to use hand tools and operate standard maintenance equipment.
Work Environment: Work both indoors and outdoors, in a range of temperatures, with potential exposure to hazardous situations that require adherence to strict safety procedures.
On-Call Availability: Must be available for after-hours emergencies and seasonal tasks and possible overtime required.
