OVERVIEW Assist cross-functional project teams in the implementation of Global Real Estate projects. In conjunction with GMI internal customer groups, execute strategic plans for leases, sales and purchase of properties. Develop financial tools to provide Business Unit total project costs for Real Estate and Capital Costs associated with Real Estate transactions. Assist the Real Estate Asset Management group for Global Shared Services. This person will support the ongoing needs of General Mills leased and owned locations globally. They will work directly with the Sr. Manager Global Real Estate and internal customers in response to requests related to GMI assets. Additional responsibilities include supporting the execution of a global RE projects including, capital spending plan, providing enterprise-wide prioritization, standardized project methodology, training, and application of best practices. KEY ACCOUNTABILITIES
(60%) Real Estate Transactions:
Assist and manage the execution of multiple real estate projects, including international leases, property sales, and purchases. Take ownership of the complete Real Estate project life cycle including working directly with the Business Unit from discovery through execution. Typical project teams are a 5 to 10-person cross-functional mix of both internal and external resources. The Real Estate Manager is accountable for leading these teams in the successful execution of transaction objectives. Typical assignments include:
- Evaluate, structure, and negotiate real estate transactions for a Global Portfolio of new and renewal leases, expansions, and terminations on leased properties
- Negotiate business terms with developers and landlords. Coordinate lease negotiations and offer feedback to Real Estate Attorneys as necessary to drive the completion of transactions
- Lead the Real Estate interaction with customers to define requirements and develop the project charter and funding requirements
- Lead a variety of GMI Business Units through Real Estate planning for domestic and international sites. Develop and communicate detailed project plans including scope documents, budget, schedule, resource requirements, and communications plan
- Ensure completion of all Real Estate projects within established parameters and corporate policies. Manage the preparation of Real Estate documentation to ensure appropriate corporate guidelines are followed, including records retention
- Support the organization's Government Incentives programs
(40%) Real Estate Asset Management: Support Global Real Estate functions management of leased and owned 30MM SF global real estate portfolio. Providing analysis and support for property management, facility planning, lease administration, and financial reporting. Support real estate transactions including tracking lease expirations, key dates, negotiation, and administration. Conduct analyses of leased and owned properties. Provide budget, financial, and status reports directly to GMI Business Units. Track lease information, property values, rental rates, and expense data. Assist in developing and executing strategies to achieve cost savings, enhance efficiencies, and provide best-in-class service to internal clients. Develop and maintain positive working relationships with landlords, brokers, and other vendors. Typical assignments include:
- Review and implement audits of annual operating expense budgets and reconciliations.
- Manage real estate database records, ensuring continuous accuracy and corporate compliance.
- Track upcoming lease expirations and other key dates.
- Manage small leasehold improvement build-out projects.
- Work with landlords to address issues and questions of GMI internal customers
- Manage select vendor relationships (database hosting; lease abstraction, transaction brokers).
- Manage ongoing process for lease approval for all GMI leased locations and analyze proposed lease requests, and proposals and recommend for approval.
- Partner with internal clients to resolve lien notices, public hearings, and other matters relating to owned & leased portfolios.
MINIMUM QUALIFICATIONS
- Bachelor's degree or higher in Business, Real Estate, or a related field + 3-5 years work experience in real estate brokerage, development, project management, facility planning & operations, or related field.
- Work experience demonstrating strong interpersonal skills, initiative, and ability to deliver outstanding results in a fast-paced, multiple-priority environment.
- Proven work experience executing Real Estate transactions and Asset/Property Management Experience
- Self-starter with the ability to define issues and resolve them autonomously
- Ability to effectively interact with individuals at all levels while developing rapport, resolving conflict, and building relationships.
- Proven negotiation and problem-solving skills
- Experience with relational database programs for managing portfolio information
- Works well under stress and time pressures. Able to cope with varied and fast-paced activities
- Strong technical ability to use online collaboration tools to identify and resolve issues
- Ability to understand the needs of the business and translate those into real estate solutions.
- Need to be able to accommodate a flexible workday to work effectively with people in other time zones.
PREFERRED QUALIFICATIONS
- IBM Tririga Lease database experience

The salary range for this position is $91900.00 - $138000.00 / Annually. At General Mills we strive for each employee's pay at any point in their career to reflect their experiences performance and skills for their current role.
