About the opportunity

The Managing Director, US REMS (Virginia), contributes as a business partner by leading and designing the effective and consistent delivery of Property Management Excellence that will enhance the company's mission, purpose and core values. As a partner to the business, the Managing Director, US REMS (Virginia), will align the Property Management platform delivery model in support of strategic business plans and provide excellent, seamless, multiple real estate services to Colliers clients.

The Managing Director, US REMS (Virginia), will be directly responsible for one local market and shall oversee all aspects of the management services including the services that the management division offers to our clients. The primary role shall be to drive new business in its market and increase market share, revenue and profitability. This individual is market facing and focused on value, growth and performance and will partner with other service lines within Colliers to leverage the company's full platform of services. This individual shall provide leadership to the real estate professionals on staff and deliver integrated real estate services to the clients.

In this role, you will have responsibility for...

  • Establishes collaborative partnerships and influences results across markets.
  • Oversees the reporting and overall financial integrity of each property in its market.
  • Demonstrates effective management, leadership, coaching and development of staff to achieve department and company objectives. Works on conflict resolution with staff in a timely manner.
  • Works as a part of the Real Estate Management Services leadership team to develop and deliver departmental goals, objectives and systems.
  • Maintains regular contact and builds solid working relationships with Managing Directors and department leaders, Clients and their appointed staff, to ensure the highest level of customer service.
  • Reviews and controls all corporate property management operating income and expenditures for its respective market.
  • Prepares corporate annual operating and capital expenditure budgets for its respective market.
  • Reviews and approves property budgets to ensure accuracy and timely delivery to clients.
  • Reviews, updates and maintains budget due date and common area maintenance reconciliation reports.
  • Reviews and approves calculated operating expense pass-throughs and common area maintenance charges for its respective market.
  • Develops and implements new business development strategies.
  • Ensures superior client and tenant satisfaction and relations.
  • Works with executives to ensure financial stability of Colliers International as well as financial stability of properties in its respective market.
  • Conducts quarterly tours of all properties.
  • Assists in corporate identity marketing / branding.
  • Supervises the job functions of property management and maintenance team and ensures proper construction of tenant improvements and that appropriate construction fees are billed.
  • Ensures proper procedures are followed for ordering materials and services and that vendor activities are being properly coordinated.
  • Approves all bills for payment in a timely fashion and processes all maintenance billings.
  • Senior oversight/implementation of Energy Star, Sustainability Program, Preferred Provider Program, Quality Assurance Program, Disaster Program, and Customer Service/Tenant Retention Program.
  • Performs employee performance reviews for all direct reports. Assists market leaders with performance reviews for their staff which may include Senior Property Managers, Property Managers, Assistant Property Managers, Administrative Assistants and Maintenance Technicians.
  • Conducts annual Quality Assurance Audits on one property per management team.
  • Compiles/writes monthly New Business reports which include tracking client pursuits, win/loss ratios, and financial underwriting of proposed assignments.
  • Continuously evaluates departmental processes to ensure maximum efficiencies and compliance with policies and internal controls to ensure consistency and quality of execution and performance.
  • Networks with peers of other asset and property management departments from other companies for benchmarking purposes.
  • Other duties, special projects, reports as assigned by President and other leaders of the Real Estate Management Services organization.

What you'll bring

  • Degree in business-related field preferred.
  • Real Estate License, RPA, CSM, CPM preferred.
  • A minimum of 10 - 15 years of progressively responsible business development experience in a high growth environment.
  • Real Estate industry experience is required.
  • Strong drive and determination in seeking and securing new business opportunities.
  • Excellent communication, analytical and problem-solving skills
  • Strong focus on business partnership and high degree of discretion and confidentiality.
  • Demonstrated organization skills with the ability to successfully manage multiple priorities in a dynamic environment.
  • Encourage and supports leadership and growth in others. Team oriented, with the ability to build consensus and effective relationships in a cohesive business environment.
  • Must have a passion for customer service excellence and a high degree of professionalism and passion for success.

  • Clearly assigns responsibility for tasks and decisions; sets clear objectives and measures performance; monitors process, progress, and results; provides effective coaching and feedback on a regular basis.
