Maintenance Supervisor

GENERAL SUMMARY:

Responsible for supervision of Facilities staff and ensuring process and procedures are in place for optimal facility operation. Develops operating, preventative maintenance and standard work procedures. Provides technical maintenance expertise in a variety of areas. Utilizes knowledge of manufacturer's manuals, troubleshooting techniques, and preventative maintenance schedules. Responsible for coordinating on-call shifts, including snow call shifts.

PRINCIPAL JOB FUNCTIONS:

progress to ensure achievement of departmental goals.



  1. *Anticipates/recognizes work problem-solving opportunities and responds appropriately.
  2. *Communicates and interacts with Bryan Medical Center personnel; remains accessible and visible to employees and customers.
  3. *Utilizes the Computerized Maintenance Management System (CMMS) to ensure all work is documented appropriately. Leverages CMMS reports to prioritize, plan, and verify completion of all work.
  4. Assumes management responsibility when needed.
  5. Completes and conducts thorough, timely, and well-documented performance appraisals; provides mentoring and coaching as appropriate.
  6. Provides positive reinforcement; encourages, redirects, and corrects employee performance as appropriate and documents as required.
  7. Orients employees to department, work area, and Bryan Medical Center; coordinates training needs/expectations with manager.
  8. Assists and ensures compliance of departmental budget, schedules work, monitors expenses, and makes adjustments as necessary to achieve established budget goals.
  9. Utilizes computer systems to enhance department performance and contribute to the achievement of assigned goals.
  10. *Coordinates on-call and snow shifts.
  11. *Provides maintenance expertise in one or more areas of maintenance, i.e., computerized or automated building systems, equipment maintenance, etc.
  12. *Responds to maintenance service requests and repair needs for all buildings assigned.
  13. *Conducts preventative maintenance evaluations on assigned equipment and maintains logs, records and reports as required per departmental or regulatory requirements.
  14. *Writes, updates, and trains other maintenance personnel on preventative maintenance procedures; utilizes knowledge of building codes, ordinances and other regulatory requirements to accomplish work assignments.
  15. *Works with departmental personnel to conduct pre-purchase evaluations of equipment and makes suggestions as appropriate; participates on task forces and committees as requested.
  16. Works collaboratively with the manager to ensure meaningful leader/employee rounding is completed.
  17. Enters restricted access areas, without supervision, to perform assigned work.
  18. Responsible for time cards for assigned staff.
  19. Collaborates with trades people in utility shutdowns.
  20. Coordinates shift coverage when necessary.
  21. Assists with scheduling and managing interior construction projects to include obtaining necessary permits and working with architects/interior designers from project initiation to completion
  22. Conducts monthly in-services and continuing education meetings for staff and documents attendance and what was discussed.
  23. Maintains professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise.
  24. Participates in meetings, committees and department projects as assigned.
  25. Performs other related projects and duties as assigned.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:




  1. Knowledge of construction and maintenance activities, building systems and related equipment.
  2. Knowledge of electrical and electronic principles and practices including installation, repair and maintenance.
  3. Knowledge of computer hardware equipment and software applications relevant to work functions.
  4. Knowledge of all aspects of the facilities in their area of responsibilities.
  5. Skill in the operation and maintenance of power tools, hand tools and measuring devices.
  6. Ability to estimate materials, time and costs of building construction and repair projects.
  7. Ability to detect and utilize problem-solving skills in correcting malfunctioning systems.
  8. Ability to read, interpret and analyze schematics, drawings and blueprints.
  9. Ability to prioritize work demands and coordinate the work of others.
  10. Ability to communicate effectively both verbally and in writing.
  11. Ability to practice proper body mechanics to ensure personal and customer/patient safety.
  12. Ability to react and function appropriately under stressful and in emergencies.
  13. Ability to coordinate day-to-day operations and prioritize work demands with minimal supervision.
  14. Ability to make decisions on a day-to-day basis for the betterment of the organization.

EDUCATION AND EXPERIENCE:

High school diploma or equivalency required. Graduation from a trade school required. Minimum of five (5) years experience in building maintenance required. Certification in one or more areas of building maintenance required.

OTHER CREDENTIALS / CERTIFICATIONS:

Valid State of Nebraska Driver's License required. Verification and maintenance of responsible driving record per facility standards required.

PHYSICAL REQUIREMENTS:

(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.)

(DOT) - Characterized as very heavy work requiring exertion in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects.

Long periods of standing, lifting, walking, bending, pushing, pulling, climbing and crawling with occasional exposure to high voltage, high temperatures and heights from 25 - 120 feet; exposure to latex, body fluid, blood, fiberglass and fire proofing insulation, dust, noise and exposure to wet and damp places. Must wear personal protection devices and clothing, i.e. respirator, hard hats and safety back belts. May work in an on-call capacity and be required to work holidays, weekends, evening and nights, overtime as needed including seasonal work, i.e. snow removal.
