Land Acquisition Analyst/Associate

Job Description

The Land Acquisition Analyst/Associate will support the identification, analysis, and acquisition of land suitable for multifamily development. This role is instrumental in growing our development pipeline by sourcing quality opportunities in target markets and coordinating with internal teams to advance deals from concept to contract. The ideal candidate brings a mix of market knowledge, financial acumen, and persistence in deal-making.

Key Responsibilities



  • Site Sourcing: Identify and evaluate potential land acquisition opportunities through broker relationships, on-market listings, and direct outreach to landowners.
  • Due Diligence: Perform initial feasibility reviews, including zoning analysis, site constraints, and surrounding market conditions.
  • Financial Analysis: Prepare preliminary underwriting and financial models to determine project viability.
  • Market Research: Monitor trends, demographics, land pricing, and entitlement activity in target submarkets.
  • Pipeline Management: Maintain tracking for acquisition leads, active negotiations, and deals under contract.
  • Internal Coordination: Work cross-functionally with development, legal, construction, and finance teams to assess risks and support execution of deals.
  • Acquisition Support: Assist in the preparation of LOIs, purchase and sale agreements, and investment committee presentations.


Qualifications



  • Bachelor's degree in Real Estate, Finance, Business, Urban Planning, or a related field.
  • 1-3 years of experience in real estate acquisitions, development, brokerage, or related discipline (multifamily experience preferred).
  • Strong proficiency in Microsoft Excel and financial modeling.
  • Familiarity with real estate data tools such as CoStar, LandVision, or GIS platforms is a plus.
  • Excellent communication, organizational, and time management skills.
  • Self-motivated with a strong work ethic and desire to learn.
  • Ability to travel occasionally to evaluate sites or attend meetings, as needed.

  • A strong network of local brokers, landowners, and municipal contacts.
  • Knowledge of zoning codes and entitlement processes.
  • Demonstrated ability to manage multiple leads and prioritize opportunities efficiently.
