Job Description:

The Development Associate is primarily responsible for supporting the pursuit of new business and the execution of Ryan-owned and third -party owned development and construction projects.

Some things you can expect to do:

  • Respond to market opportunities by assist in planning, preparing, editing and assembling responses to RFPs and RFQs for qualified development and construction opportunities Ryan chooses to pursue.

  • Assist in the preparation of draft project pro formas and pursuit costs forecasts for pursuit opportunities, to be finalized by VPs. Modifies pro formas and pursuit costs as new information becomes available and track over time.

  • Prepare and assembles Ryan internal deal approval packages.

  • Keep track of project schedules, ensuring that development, design and construction staffs are meeting deadlines and details.

  • As requested, assist in tracking site and project design efforts, interfacing with Ryan construction and design team members and external design team members.

  • Assist VPs in assessing potential sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances, applicable fees. Assists in development of site-specific costs budget for input into pro forma.

  • Prepare responses to leasing RFPs. With VP oversight, proposes and negotiates economic and legal transaction terms.

  • Manage evolution of letters of intent and lease agreement drafting, negotiation and execution.

  • Coordinate and manage third party leasing activities for multi-tenant projects.

  • Coordinate tenant improvement construction projects, including space planning, construction cost estimating, schedule, internal and tenant approvals, and successful delivery of completed space.

To be successful in this role:

  • Must be able to successfully work as a member of a team and multitask between competing priorities & deadlines

  • Strong relationship-building & relationship-management skills with both internal and external customers is required.

  • Have at least 5-7 years of experience in one or several of the following disciplines: real estate development experience in any of the product areas listed above; commercial real estate brokerage or finance; or design or construction project management.
