Job Duties: Associate, Banker - Financing Group with Goldman Sachs Bank USA in Dallas, Texas. Build and review highly technical and complex proprietary underwriting models, to evaluate property cash flows and other performance metrics. Oversee client and broker relationships to facilitate commercial mortgage loan opportunities. Conduct market analysis through research and discussions with appraisers and brokers to understand valuation, market trends and competitive landscape. Lead dialogue with senior bankers and product specialists throughout the firm. Draft and review transaction documents, such as term sheets, to facilitate commercial discussions with clients. Negotiate complex legal documents with borrowers including loan agreements, commitment letters and rate lock agreements, and review purchase and sale agreements, tenant leases and estoppels. Coordinate with various third-party providers during the loan closing process including appraisers, engineers, environmental consultants, legal counsel, underwriters, insurance consultants, and construction consultants. Liaise with accountants, securitization counsel, internal legal counsel, and borrowers to create offering materials for distribution purposes.

Job Requirements: Bachelor's degree (U.S. or foreign equivalent) in Finance, Economics, Business Administration, or related field and two (2) years of experience in the job offered or in a related Investment Banker role. Prior employment must include (2) years of experience with: working on large commercial mortgages or other asset-backed lending opportunities, including structuring and executing securitized loans or balance sheet loans, such as bridge loans or asset-backed facilities; conducting asset analysis using Microsoft Excel or other software to generate and analyze asset cash flows and financial information; using detailed logic and finance formulas, data tables, filters, and pivot tables to reference and analyze large quantities of data and facilitate cash flow modeling; evaluating and negotiating commercial and legal terms involved in real estate or asset-backed lending, including drafting term sheets, reviewing loan agreements, and liaising with legal counsel; liaising with capital market specialists in connection with pricing and distribution of commercial mortgages or other asset-backed loans; and preparing presentations and memorandums in Microsoft Word and PowerPoint to facilitate debt distribution to bond or loan investors and participating in dialogue and correspondence with investors.
