U.S. Facilities, Inc., a consolidated facility management/infrastructure service organization, is seeking a dedicated and detail-oriented individual to join our team as a Building Operator at our Kokomo, Indiana location. The Building Engineer is responsible for monitoring, operating, and maintaining the facility's critical utility systems, ensuring reliable and efficient building operations. This includes performing routine inspections, preventative maintenance, and troubleshooting to minimize downtime and ensure continuous service for a safe working environment.



Key Responsibilities




  • Technical knowledge



    • Utility systems: Expertise in the operation and maintenance of a utility building's mechanical and electrical systems, including HVAC, boilers, chillers, and emergency generators.
    • Building Management Systems (BMS): Proficiency in using BMS software platforms (e.g., Honeywell, Siemens, Johnson Controls) for monitoring, diagnosing, and troubleshooting building systems.
    • Control systems: Understanding of control theory, automatic temperature controls, and low-voltage electrical systems.
    • Equipment maintenance: Experience performing routine and preventive maintenance on plant equipment, as well as making repairs.
    • Licensing and certifications: Relevant certifications, such as a boiler license, EPA Universal Certification, or specific state licenses (e.g., OE-2, S-1, or S-2), are often required.


    Operational duties



    • System monitoring: Constant, real-time monitoring of all building systems via the BMS to ensure they are operating within set parameters.
    • Response and troubleshooting: Promptly responding to system alarms and faults, investigating the cause, and either resolving the issue or escalating it to the maintenance team.
    • Energy management: Optimizing building settings and schedules to improve energy efficiency and support conservation goals.
    • Documentation and reporting: Maintaining accurate logs of system performance, energy consumption, and completed work, and preparing reports for management.
    • System upgrades: Assisting with the installation, configuration, and testing of new system components or software updates.
    • Emergency response: Acting as the first point of contact for BMS-related emergencies.


    Interpersonal skills



    • Problem-solving: Strong analytical and troubleshooting skills to diagnose system malfunctions quickly.
    • Communication: Excellent communication skills to coordinate effectively with facilities management, maintenance teams, and occupants.
    • Detail-oriented: The ability to closely monitor system parameters and act quickly when deviations occur.




Qualifications



  • High school diploma or equivalent is required. Technical certifications or vocational training in utility systems operations or a related field are preferred.
  • Proven experience as a Utilities Operator or in a similar industrial or manufacturing environment.
  • Strong technical knowledge of utility systems, including boilers, chillers, compressors, cooling towers, and water treatment.
  • Proficiency with computer systems and control panels, including BMS.
  • Ability to read and interpret technical manuals, schematics, and blueprints.
  • Excellent troubleshooting, problem-solving, and decision-making skills.
  • Knowledge of safety regulations and best practices related to utility systems.
  • Strong communication, attention to detail, and record-keeping skills.
  • Ability to work independently in a fast-paced environment.
  • Must be able to operate a forklift.


Physical Requirements



  • Ability to lift up to 50 pounds.
  • Capability to climb ladders and stairs and work on building rooftops.
  • Comfortable working in confined spaces and other challenging environmental conditions.
