The Maintenance Supervisor for the Facilities Department oversees the maintenance and facilities operations for the Downtown Denver campus and outlying program locations. This includes overseeing Maintenance Technician I and II, administering and directing both preventive and corrective maintenance programs, and ensuring the welfare, comfort, and safety of clients, visitors, and staff through the maintenance, repair, operation, and modification of all agency buildings and grounds. This role is focused on enhancing property value through the effective management of maintenance tasks, equipment and projects, including working with vendors. The Maintenance Supervisor also works with the leadership team to manage the property's maintenance budget and expenditures.

Essential Job Functions
    • Oversee and participate in repairs, including general carpentry, HVAC, electrical, plumbing, appliances, and emergency roof repairs.
    • Ensure timely completion of work orders.
    • Coordinate and oversee seasonal maintenance, including snow removal and trash management for CCH's program locations.
    • Ensures adherence to all safety standards, including OSHA requirements and company safety policies.
    • Manage special project or contracted repairs throughout CCH program spaces.
    • Property Inspections & Preventative Maintenance:
    • Conduct routine property inspections to identify maintenance needs and ensure compliance with safety regulations.
    • Develop and oversee preventive maintenance schedules to reduce long-term repair costs.
    • Assist with capital project coordination.
    • Supervise and schedule maintenance teams, ensuring efficient daily operations, including service orders, and repairs.
    • Enforce company policies, safety practices, and regulations while fostering a positive work environment.
    • Provide guidance and training to the maintenance team.
    • Manage maintenance budgets, approve expenditures, and monitor inventory levels.
    • Prepare purchase orders, requisitions, and contracts for maintenance supplies and services.
    • Work with the Maintenance Manager to maintain vendor COIs, service agreements, and capital projects.
    • Client & Program Manager Collaboration:
    • Work closely with Property Managers to communicate real-time property needs.
    • Foster positive relationships with residents while ensuring confidentiality and professional service.
Qualifications Summary
    • Strong understanding of mechanical systems, such as boilers, appliances, water shutoffs, HVAC, and electrical systems.
    • Proficiency in using property management software and related office equipment such as Microsoft Word, Excel, and PowerPoint.
    • Ability to develop, adhere to, and monitor maintenance budgets, including approval of expenditures.
    • Ability to analyze complex issues and make sound decisions, even under pressure.
    • Customer Service Excellence: Demonstrates exceptional interpersonal skills and the ability to foster positive relationships with residents and colleagues.
    • Ability to prioritize and manage multiple tasks simultaneously, ensuring all work is completed in a timely and efficient manner.
    • Skilled in supervising and motivating maintenance teams to achieve high levels of performance and collaboration.
    • Ability to adapt to changing priorities, work schedules, and emergency situations.
    • Preferred Qualifications
    • Certified Apartment Maintenance Technician certification is preferred.
    • HVAC, Plumbing, Carpentry, Electrical, and Appliance Experience is preferred.
    • Experience with operational and capital budgeting is preferred.
    • Experience supervising, leading, and motivating teams is preferred.
    • Experience
    • Vendor coordination experience, including services, requests for proposals, scope of work, and contract/estimate negotiations.
    • Experience with contract negotiation, vendor coordination, and preparation of service agreements.
    • Education
    • High School GED or equivalent
$36.06 - $42.31 an hour
