In the role of Senior Real Estate Services Agent, we'll count on you to:
  • Provide support during project pre-negotiation due diligence
  • Verify ownership and the extent of interests, prepare offer packages and maintain complete and detailed records/files with owner contacts, agency representatives and project team

  • Be knowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easements

  • Review appraisals and research comparable properties, prepare and/or provide QC review of Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable

  • Draft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreements

  • Conduct complex negotiations for acquisition of rights and relocation of displaces relative to public or private projects

  • Review federal, state, local agencies and private industry guidelines/regulations to educate landowners to effectively facilitate the acquisition/relocation process

  • Prepare non-survey quality maps, drawings, exhibits to provide to Owners to aid in the Agent's negotiations

  • Coordinate right-of-way and utility issues for clients as assigned

  • Be responsible for schedule and budget

  • Be proficient in implementing applicable federal, state and industry laws and regulations such as FHWA, FAA, FTA, FRA, FERC, NEPA and the Uniform Act, as well as the client's policies and procedures

  • In conjunction with others, perform activities to support Real Property projects, such as property assessments, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination, and utility relocation/coordination

  • Prioritize work and perform activities at a high level

  • Work independently or closely with a team, confidently with clients, property owners and occupants, and be flexible for travel, as required

  • Communicate and document effectively.

  • Work flexible hours and coordinate closely with management

  • Communicate effectively with internal staff and external clients

  • Demonstrate strong time management and organizational skills

  • Perform other duties as needed

Preferred Qualifications
  • AA degree or equivalent experience

  • Experienced with relational databases such as but not limited to ArcGIS Online

  • Experience acquiring land rights for high voltage electric transmission lines, highway/roads, pipelines of various types, etc.

  • Nebraska real estate license in good standing, or the ability to secure one within 3 months of beginning employment

  • Iowa real estate license in good standing, or the ability to secure one within 6 months of beginning employment

  • Be available for travel (in state and out of state) as needed

  • Ability to work independently, communicate and document effectively, handle large volumes of work, and coordinate closely with management

  • Ability to understand and work in compliance with the federal, state and industry laws, and FHWA, FAA, FTA, FRA, NEPA, FERC and Uniform Relocation Act regulations

  • Ability to work confidently with clients, property owners and occupants

  • Ability to effectively balance office and field work in a collaborative and deadline-sensitive manner

Required Qualifications
  • A minimum of 5 years of experience in real estate, right-of-way, title, utility coordination, relocation, or property management
  • Ability to understand and work in compliance with the Uniform Act, federal and state laws, and regulations specific to the real estate and right-of-way industry
  • Proficiency with standard technology tools such as Microsoft Office and Project
  • Strong communication skills, basic understanding of negotiation and presentation skills, and the ability to work flexible hours and effectively with people of all types
