Preconstruction Manager (Exentec)

Exential is seeking a highly skilled PreConstruction Manager to support the successful development and execution of largescale modular construction projects. In this role, you will work closely with project management, engineering, and design teams to ensure projects are delivered on time, within budget, and in full compliance with contract documents and quality standards. You will play a key role in early project planning, scope development, estimating, vendor coordination, and risk management.

Scope Development & Estimating

• Review the Scope of Work documents and specifications to gain a full understanding of project requirements and change orders.
• Collaborate with engineering and project management to summarize and quantify the scope of work.
• Create and revise the Scope of Work Matrix; identify scope breaks and gaps.
• Solicit market pricing to support budget development aligned with project scope.
• Prepare project Control Budgets, BuiltUp Estimates, and Estimate Basis documentation.
• Develop corporate risk management documentation for prebid approval.

Vendor & Procurement Coordination

• Work with procurement to identify prequalification and NDA requirements for bids.
• Prepare vendor lists and RFP/Bid packages for distribution.
• Conduct bid reviews and prepare vendor recommendations before award.
• Develop bid tabs in accordance with project guidelines for internal and external review.
• Issue scope clarifications and budget exclusions based on vendor feedback.
• Prepare scope documentation for vendor purchase orders in alignment with project requirements.
• Coordinate with engineering and expediting teams for shop drawing distribution and tracking.
• Lead weekly vendor meetings and maintain accurate meeting minutes.
• Track fabrication progress from award through delivery to the Integration Facility.
• Identify longlead items and integrate them into procurement timelines and scheduling milestones.

Scheduling & Project Coordination

• Perform forward and backward pass schedule evaluations.
• Develop procurement timelines and analyze key scheduling milestones.
• Collaborate with project management, project controls, operations, and engineering to schedule justintime deliveries.
• Format control budgets to align with clientrequired work breakdown structures.
• Prepare proposal and change order scope documentation.
• Support the commercial manager and project management in negotiating subcontractor and vendor agreements.

Additional Support (Primarily Performed by APM)

• Assist with preparing scope documents.
• Support general estimating and scheduling activities.
• Become familiar with submittal documents and the submittal process.
• Assist with updating RFI and submittal logs as needed.

• Bachelor's degree in a technical or constructionrelated field.
• 10 years of experience in the construction industry.
• 5-8 years of project management and estimating experience.
• 10 years of experience working in a collaborative team environment.
• Project and/or program management experience.
• Proficiency with MS Office; experience with Bluebeam, Box, CAD, or BIM is a plus.
• Ability to serve as the primary point of contact for vendors, design teams, and clients.
• Foundational understanding or experience in the construction industry and/or modular assembly manufacturing.
• Strong understanding of P&ID documents and specifications for vendor scope development.
• Proficiency with MS Office (Word, Excel, PowerPoint, Teams, Outlook, MS Project); PDF editing and filesharing tools are a plus.
• High level of professionalism, tact, and diplomacy when handling sensitive information.
