TheChief Engineer plans, organizes, and supervises maintenance, repair, janitorial, construction, and other related areas of the buildings, structures, and grounds. The chief Engineer leads a team of three technicians and is responsible for assuring high standards of customer service, unwavering optimism, and professionalism at all times, including timely response to and resolution of any client's requests or concerns.

SPECIFIC FUNCTIONS AND RESPONSIBILITIES:

  • Oversee the physical operation of the entire campus.
  • Create and oversee maintenance, housekeeping, and cleaning programs.
  • Oversee and evaluate building and grounds and housekeeping personnel.
  • Create and oversee an effective ongoing preventive maintenance program.
  • Create and oversee the capital improvement/maintenance budgets within stated objectives.
  • Create, maintain, and coordinate effective fire/security monitoring/fire suppression services.
  • Develop, maintain, and report all required environmental, health, and maintenance standards as required by law and ensure compliance with all regional, state, and federal regulations and laws.
  • Arrange bids and develop specifications for all outside contractual work. Oversee outside work for compliance and completion.
  • Perform general maintenance as required.
  • Provide 24-hour emergency response through an on-call rotation.
  • Coordinate and evaluate utility services, refuse removal, recycling service, and pest control.
  • Provide space arrangement/coordination for both internal and external events.
  • Perform related tasks as required and other duties as assigned.
  • Other expectations:
    • Recommend improvements for the preventive maintenance program on an ongoing basis.
    • Develop and maintain effective building-specific maintenance procedures.
    • Coordinate maintenance efforts with outside contractors and technicians.
    • Respond immediately to emergencies (fire, evacuation, equipment failure, natural or weather-related, etc.) and customer concerns.
    • Comply with all applicable codes, regulations, and directives related to building operations, safe work habits, and promotion of sustainability.
  • Support the facility's Environmental, Health and Safety programs.
  • Plumbing, appliances, garbage disposals, sink, and shower fixture installation.
  • Other duties as assigned.

REQUIRED SKILLS, EDUCATION AND EXPERIENCE

  • High School Diploma or GED equivalent
  • Minimum of 5 years' work experience in facility maintenance in a campus environment
  • State contractor's license in one or more of the MEP facets is highly desired
  • Commercial HVAC and previous supervisory experience preferred
  • Proven technical, vocational, or on-the-job training in at least one of the following areas: repair of sealed refrigeration HVAC systems, electrical, mechanical, process controls, mechanical power transmissions, painting, or plumbing
  • Current Universal CFC license a plus
  • Working knowledge and ability to use Microsoft Office Suite
  • Availability to maintain an on-call schedule and/or shift work
  • Ability to meet physical requirements relating to the job: stooping, standing, climbing, and frequent lifting of a minimum of 50 pounds
  • Familiarity with building automation systems is required
  • The qualified candidate will be detail-oriented, able to handle multiple projects simultaneously, extremely professional, and customer service-oriented
  • Contract/Vendor administration skills.
  • Basic accounting and budgeting knowledge.
  • Good oral and written communication skills.
  • Highly organized with inventory record keeping
  • Proven record of excellent internal and external customer service
  • A strong team player, service-oriented attitude, and unwavering positive outlook
  • Demonstrated willingness to work independently and productively and to take initiative, as well as willingness to accept direction.
  • Possess a valid state operator/driver's license with no major violations on MVR.
  • Ability to pass a drug screen and a criminal background check.
  • Proven leadership capability
  • Proven record of providing excellent internal and external customer service
  • Working knowledge of hand and power tool operation and safety
  • Apartment maintenance is highly desirable.
