Purpose of the Job The Business Services Commercial Real Estate Portfolio Manager is responsible for the ongoing management, monitoring, and performance of a portfolio of commercial real estate loans. This role focuses on credit quality, risk identification, covenant compliance, and relationship support to ensure the portfolio remains sound, profitable, and aligned with the institution's risk appetite and regulatory requirements. This role partners closely with Business Services Officers, Credit Administration, and senior leadership to ensure portfolio performance aligns with the Credit Union's credit policies, risk appetite, and strategic goals while supporting loan growth and member relationships. Essential Functions and Responsibilities
- Manages and monitors a portfolio of commercial real estate loans, including income-producing properties such as office, retail, industrial, multifamily, and mixed-use assets.
- Completes scheduled credit reviews, annual reviews, and risk ratings in accordance with internal policy and regulatory standards.
- Analyzes tenant strength and operating company performance to include understanding tenant quality and lease stability, the lease term and structure, concentration risk, operating company cash flow, profitability, and revenue drivers, and balance sheet strength with a focus on liquidity and working capital, leverage levels, and asset quality.
- Monitors financial statements, rent rolls, operating statements, and borrower performance to identify emerging risks.
- Processes loan renewals and completes changes in terms of existing loans to include structural changes, collateral releases (partial and full) or additions, the addition or release of guarantees, covenant modifications, and other types of modifications as necessary.
- Calculates real estate values using various valuation approaches, including income capitalization, sales comparison, and cost approach.
- Tracks covenant compliance and follows up on exceptions, waivers, and remediation plans.
- Facilitates and leads the management of the annual loan review process and other team meetings as necessary. Monitors, tracks, and reports on the status of all required annual loan reviews for portfolio loans and purchased and sold participations. Ensure regulatory compliance related to the completion, tracking, and reporting of all annual loan reviews.
- Supports internal and external auditors with file uploads, data analysis, and reporting.
- Performs stress testing and cash flow analysis to assess portfolio sensitivity to market and economic changes
- Partners with Business Services Officers, Underwriters, and Credit Officers to support new originations, renewals, modifications, and extensions
- Identifies criticized and classified credits; assists with workout strategies and action plans as needed.
- Prepared portfolio-level reporting, concentration analysis, and trend analysis for management and committees.
- Ensured accurate loan documentation, tickler tracking, and compliance with loan terms.
- Supports internal audits, loan reviews, and regulatory examinations.
- Stays informed on market trends, property performance metrics, and regulatory guidance affecting CRE lending

Knowledge, Skills, and Abilities
- Must have excellent knowledge of various loan types to include real estate loans (both investor and owner occupied), construction to permanent, commercial and industrial loans, as well as secured/unsecured and recourse/non-recourse lending.
- Must have working knowledge of regulatory expectations for commercial real estate portfolios.
- Must have a basic understanding of underwriting commercial & industrial loans (C&I) to include borrower and business analysis, financial analysis, collateral evaluation, industry and external risk analysis, loan structure and purpose, and guarantor strength.
- Must be familiar with the risks inherent in analyzing loans to various industry types, including retail, hospitality, food service, medical, non-profits, business services, etc.
- Must be proficient at analyzing and preparing financial statement spreads for complex requests involving cash flows from multiple entities, to include a global cash flow analysis which incorporates guarantor cash flows from single and or multiple guarantors, both individual and corporate.
- Must have a sound understanding of accounting procedures and concepts, with the ability to generate and analyze research data, including a working knowledge of appropriate financial analysis techniques.
- Must have excellent communication skills in English, both verbal and written.
- Must have strong presentation skills.
- Must have an understanding of determining loan-to-values and basic appraisal and environmental requirements.
- Must have the ability to work with people at different job levels, ranging from Senior Managers to front-line employees.
- Must have strong computer skills, including basic knowledge of MS Excel and Word.
- Must have the ability to understand all business processes within the credit union.
- Must be detail-oriented, with excellent time management and organizational skills.
- Must be able to work in a general office environment.
- Must be flexible and able to shift resources and priorities as required.
- Must be able to complete all assignments with minimal supervision.
- Should possess a strong commitment to providing excellent service to Truliant's members.
Physical Requirements
- Occasional standing, walking, bending, and stooping required.
- Must be able to sit at a desk for long periods of time and use a computer.
- Must be able to moderately lift or move up to 5 pounds and occasionally lift or move up to 10 pounds.
Education and Background
- Bachelor's degree or equivalent experience in Business, Finance, Accounting, or related field preferred.
- 3+ years' experience in credit underwriting required, to include analyzing business financial statements, evaluating and structuring business loan requests, and generating business loan documentation. Experience with financial statement spreading system is preferred.
- Experience with CoStar, Hoovers, or similar market research platforms preferred.
- 3+ years of financial analysis background of both business and personal tax returns, that includes completion of credit analysis of financial statements for C Corps, S Corps, LLC, Partnerships, Trusts, and other legal structures preferred.
- Previous experience in financial services/business development-related field preferred.
