The Pay Scale is $186,742.40 to $268,715.20

Position Summary

The Associate Vice President (AVP), Real Estate Operations & Portfolio Management provides executive leadership for the operational management and performance of MultiCare Health System's owned and leased real estate portfolio. The AVP is responsible for establishing and maintaining the systems, processes, governance frameworks, reporting capabilities, and operational disciplines necessary to support a complex healthcare real estate portfolio.
This role oversees portfolio operations, transaction management, lease administration, portfolio analytics, lease accounting coordination, and enterprise real estate reporting. The AVP partners closely with Finance, Legal, Facilities, Strategy, Planning & Construction, Market leadership, and external service providers to ensure consistent execution of real estate activities and alignment with enterprise priorities.

Responsibilities:

Real Estate Portfolio Leadership
  • Provide oversight of MultiCare's real estate portfolio.
  • Establish portfolio performance standards and reporting structures.
  • Monitor occupancy costs, lease obligations, critical dates, and portfolio risks.
  • Recommend optimization opportunities that improve value, efficiency, and alignment with organizational objectives.
  • Ensure portfolio decisions support long-term enterprise priorities.
Transaction Management & Brokerage Oversight
  • Oversee leasing, acquisitions, dispositions, renewals, relocations, and expansions.
  • Establish standardized transaction processes and governance controls.
  • Manage performance of brokerage and transaction management providers.
  • Ensure real estate transactions are completed efficiently, consistently, and in accordance with organizational requirements.
  • Oversee due diligence activities and transaction execution.
Lease Administration & Compliance
  • Direct enterprise lease administration activities.
  • Ensure compliance with contractual obligations and regulatory requirements.
  • Establish portfolio control processes supporting data integrity and operational consistency.
  • Maintain accurate lease documentation and portfolio records.
Lease Accounting Coordination
  • Partner with Finance to support lease accounting and reporting requirements.
  • Ensure portfolio data accurately supports financial reporting processes.
  • Support audit activities and regulatory compliance needs.
  • Develop reporting tools supporting financial stewardship.
Real Estate Systems & Analytics
  • Oversee lease management systems and portfolio databases.
  • Develop executive dashboards, performance metrics, and management reporting.
  • Establish enterprise data governance standards.
  • Drive implementation of new technologies and process automation efforts.
Department Operations & Infrastructure
  • Develop departmental procedures, policies, and operating standards.
  • Establish scalable processes supporting future portfolio growth.
  • Improve operational effectiveness and customer service.
  • Support strategic initiatives requiring operational real estate expertise.
Leadership & Talent Development
  • Recruit, mentor, and develop real estate professionals.
  • Build a high-performing culture emphasizing accountability, service excellence, and continuous improvement.
  • Lead cross-functional teams supporting real estate initiatives.
  • Promote collaboration across enterprise stakeholders.
Financial Accountability
  • Supports stewardship of enterprise occupancy costs and lease obligations.
  • Oversee portfolio reporting and performance analytics.
  • Participates in annual operating and capital planning processes.
  • Supports financial analysis for leasing, acquisition, disposition, and portfolio optimization decisions.

Requirements:

  • Bachelor's degree in Real Estate, Business, Finance, Accounting, or related discipline.
  • MBA, MHA, MRED, MSRED, or comparable advanced degree preferred.
  • Minimum 12 years of progressive commercial real estate experience.
  • Minimum 7 years of leadership experience.
  • Experience managing complex, multi-site real estate portfolios.
  • Experience with transaction management, lease administration, and portfolio analytics.
  • Demonstrated success developing systems, infrastructure, and operational processes.
  • Healthcare real estate experience preferred.
  • Experience supporting portfolios exceeding 200 locations preferred.
  • Experience implementing lease management and portfolio systems preferred.
  • Strong understanding of lease accounting requirements preferred.
