Job Summary

The Facilities Technician III is responsible for maintaining building facilities, utility systems, and equipment to ensure a safe, efficient, and comfortable work environment. This role performs operation, repair, troubleshooting, and preventive maintenance activities for building systems, including HVAC, compressed air, water systems, electrical, and plumbing equipment. The Facilities Technician III also supports clean room operations, manages repair and improvement projects, coordinates with vendors, and maintains accurate maintenance documentation in a regulated environment.

Job Responsibilities



  • Perform operation, troubleshooting, repair, and preventive maintenance of facility systems and equipment.
  • Maintain and repair HVAC systems, compressed air systems, deionized and reverse osmosis (DI/RO) water systems, electrical systems, and plumbing systems.
  • Support the maintenance and operation of clean room environments to ensure compliance with operational and quality standards.
  • Coordinate and perform equipment and furniture installations, relocations, and modifications.
  • Manage facility repair and improvement projects, including coordinating activities with external vendors and service providers.
  • Respond to facility issues and equipment failures in a timely manner to minimize operational disruptions.
  • Create, update, and maintain maintenance documentation, work orders, and service records within computerized maintenance management systems (CMMS).
  • Follow Good Manufacturing Practices (GMP), change control processes, ISO standards, and facility procedures.
  • Maintain accurate records of maintenance activities and ensure documentation compliance.
  • Participate in an on-call rotation to support after-hours facility emergencies and service requests.
  • Provide remote troubleshooting support or respond onsite to coordinate with service technicians as required.
  • Support continuous improvement initiatives related to facility operations and maintenance.
  • Perform additional duties as assigned.


Job Requirements



  • Minimum of 1 to 2 years of experience working in a GMP-regulated environment required.
  • Experience maintaining and supporting clean room environments required.
  • Experience performing maintenance on HVAC, compressed air, DI/RO water, electrical, and plumbing systems required.
  • Experience managing facility repair projects and coordinating with external vendors required.
  • Familiarity with GMP requirements, change control processes, work order systems, and ISO standards.
  • Proficiency with Microsoft Word and computerized maintenance management systems (CMMS).
  • Strong troubleshooting, analytical, and problem-solving skills.
  • Strong organizational and documentation skills with attention to detail.
  • Ability to work independently and manage multiple priorities in a fast-paced environment.
  • Experience in business facilities, hospitals, semiconductor manufacturing, or similarly regulated environments preferred.
  • Ability to participate in an on-call rotation and respond to facility emergencies as needed.
