Position Summary
Under the broad direction of the Assistant Director of Maintenance and Alterations, assume full supervisory responsibility for an operational group of skilled and semi-skilled tradespersons in the Mason, Paint, Roofing, and Sign Maker fields providing 24/7 trouble call response, preventive and routine maintenance, construction and retrofit services, and operation for the campus and off-site areas. Provide direct and oversight supervision through two supervisors to approximately 56 Masons, Roofers, Painters, and Sign Makers, Lead Painters, and Lead Sign Maker, Facilities Mechanics/Workers, and Clericals. Plan and schedule work, assign tasks, oversee work performance and evaluate results. Conduct job site assessments; resolve project problems and ensure each job is closed and charged properly. Supervise the preventive maintenance program and emergency repair services. Establish budgets and monitor budget performance. Select, hire and train personnel, evaluate performance and administer discipline in accordance with University Policy and represented employee contracts. Represent Facilities Management to academic and administrative staffs and all levels of the university.

Qualifications
Skill in: managing all administrative and technical aspects of construction and alterations projects in a campus/scientific/medical environment; planning, staffing, monitoring, controlling, and directing projects for quality control and accurate budgeting of various construction projects. Demonstrated experience working in a unionized workforce environment. (Required)Working knowledge of all phases of repair, construction and alteration work performed by skilled trades personnel to Include knowledge of methods, tools, equipment, and materials of the construction trades In general and the Mason, Paint, Roofing and Signmaking trades in specific, to organize work, evaluate progress, ensure craft work assignments and meet stated standards. (Required)Working knowledge of: construction specifications, technical drawings, construction methodology, construction scheduling techniques, safety requirements and codes sufficient to prepare work scopes, budgets, schedules, address project delays or disruptions and to bring to closure within stated timeframes and guidelines. (Required)Ability to: exercise sound time management skills and control of projects and work proactively to mitigate delays, legal confrontations, budget problems and any additional complication that may jeopardize project or client confidence; maintain equanimity in the face of resistance, indifference or hostility (Required)Working knowledge of: human resources management principles to counsel, coach, motivate, train, evaluate and discipline as needed; Occupational Safety and Health Administration general safety rules, equipment, and clothing requirements and California Administrative Codes including Titles 19, 22, and 24 when overseeing construction projects. (Required)Skill in: writing concise, logical and grammatically correct correspondence and analytical reports; analyzing information, problems, situations ,procedures, etc. to define the problem, identify relevant issues, and generate reasonable and appropriate alternatives or solutions.; mathematical calculations sufficient to prepare budgets, estimates, reports and projects to monitor project costs; reading technical contracts, reports, and job specifications. (Required)Ability to: communicate effectively on a one-to-one basis or in group setting to obtain information; explain policies, procedures etc; or persuade others to accept or adopt a specific opinion, action, etc; manage, organize and demonstrate command of a complex and continuously changing array of Information, dates, places and people In a systematic way In order to optimize efficiency and minimize duplication of effort In the process of completing projects. (Required)Ability to: establish and maintain cooperative working relationships with peers, department and university personnel, and the public In order to promote services provided by Facilities Management and to Improve upon the Image of the department as viewed by campus and the CHS personnel; work under fluctuating workload conditions with frequent interruptions, distractions and emergencies. (Required)Working knowledge of: IBM compatible mircro computers utilizing MS Office, Access, Excel and computerized project maintenance system (Maximo); Joint Commission and OSHPD regulations and guidelines. (Required)Ability to: conduct on-site visual inspections of projects involving walking, standing, climbing stairs and ladders, stooping, crouching, and balancing in precarious locations; work in various environmental conditions when conducting visual inspections of construction including noise, fumes, and dust. (Required)Excellent organizational skills in order to maintain names, dates, places, projects, etc. in an accurate manner (Required)Working knowledge of University policies and procedures related to construction (contracts, bids, purchasing etc.). (Preferred)
Education, Licenses, Certifications & Personal Affiliations
Bachelor's Degree Bachelor's degree is a related field and/or equivalent experience/training (Required) Must possess, upon hire, and maintain a valid CA noncommercial Class C License in accordance with the California (CA) Department of Motor Vehicles. (Required)
