Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling. Campus Maintenance operates, maintains and improves the physical environment of the University through a complete line of shop services that include carpentry, electrical, plumbing, masonry, insulation, preventive maintenance and special laboratory equipment repair.
Position Summary
The Campus Maintenance Manager performs managerial functions over multiple trade shops in Campus Maintenance, which includes: the Electrical Shop, Plumbing Shop, Carpentry/Insulation Shop, Exteriors Shop, Masonry Shop, and the 2nd shift Maintenance Shop. This organizational unit delivers a high level of maintenance and repair services for the majority of the buildings on campus property, as well as satellite locations off campus, totaling over 18 million square feet. These responsibilities encompass the entire building envelope and supporting systems, as well as providing minor renovations and construction project support through the expertise of the technical trade groups. The buildings aesthetics and its usability, both interior and exterior, must continually provide an environment that is conducive to higher education learning and program needs.

This position manages multi-trade shops with an approximate staff of 96 positions and a total operating budget of approximately $2 million. Employees represent a wide variety of trades groups, including Electronic Technicians, Electricians, Maintenance Mechanics, Plumbers, Carpenters, Insulators, Masons, and Roofers. This position exercises a high level of independent decision-making and responsibility for compliance with University, town, county, and state laws, ordinances, codes, and policies. Additionally, this position ensures that employee training is kept current and in compliance with requirements set by the NC State Board of Examiners, the Occupational Safety and Health Administration ( OSHA), the NC Dept. of Environment and Natural Resources ( DENR), and product manufacture factory certification standards. This position also evaluates opportunities for cross-training, assignment of staff across service areas, and career development programs to improve the university's ability to effectively respond to organizational needs.

This position works with the senior leadership team in Facilities/Building Services to sustain a high-performance service culture that promotes sound planning and excellent execution. It leads departmental efforts to foster a safe, respectful work environment that values its employees, while working closely with University administrators across schools and departments to ensure that campus facilities meet programmatic requirements and remain compliant. This position routinely exercises a demonstrated commitment to customer service; a continuous quality improvement focus; responsive management skills; the ability to motivate staff and promote a safe and respectful environment; excellent communication skills; approachability; sound decision-making; and the ability to provide timely direction for assigned staff.

Additional management responsibilities over the skilled trades and shops consist of conducting efficiency studies; establishing and comparing workflows, response times, customer satisfaction, and operating metrics; performing detailed budget analysis, utilizing building condition indexes for future fiscal planning; trending specialized equipment and building systems for reliability and failure projections; and evaluating proposed project investments.

A valid North Carolina Driver's License or the ability to obtain one prior to start date.
Minimum Education and Experience Requirements
Bachelor's degree and two years of experience in general facilities work; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
Required Qualifications, Competencies, and Experience
Supervisory experience of a trade group.

Experience with long-range/future planning, budget management, and integrating current technologies into a facilities maintenance operations group.

Must possess an interpersonal group of leadership characteristics: easily approachability, team focused, integrity, calm and levelheaded, 'can-do' attitude, self-motivated, and capable of working as a team or alone.

Must possess an effective group of leadership characteristics: consistently a mentor, supportive, organized and results-oriented, and an effective delegator. Must be a technical and applicable code resource.
Preferred Qualifications, Competencies, and Experience
Experience in a higher education institution. Ten (10) years progressive experience in a higher education institution and ten (10) years of supervisory experience of a trade group.

Due to the extensive maintenance requirements and diverse knowledge base required for this position, a General Contractor's License (Building Contractor classification), or an electrical or plumbing license issued by an NC State Licensing Board is preferred.
Special Physical/Mental Requirements
Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions, including but not limited to a public health emergency, may require the University to close.

Work is normally accomplished in an office setting but may occasionally require job site visits.
