Job Description

The Senior Project Manager provides the overall planning, coordination, and direction for project management activities to ensure they meet owner's needs, specifications, cost, and schedule. May supervise office/field administrative staff, project/field engineers, assistant project/construction managers, project/construction managers and other assigned staff. This position will support construction in the Education Sector.

Essential Duties & Responsibilities:

The Senior Project Manager is responsible for providing the following services or for supervising the Project Management team members that perform these services:

    Primary contact and liaison for owner and principal partner entities for the contract, design, systems, procedures and related deliverables
  • Develops project specific procedures and documentation, and consults with Owner on design and construction contracts and related A/E systems for the project
  • Ensures contracts, drawings, estimates, and specifications comply with construction/project requirements
  • Obtains, maintains, and manages data, information, communications, and approvals required by project and company requirements between owner, architects, engineers, and other project-related entities
  • Represents owner, project and related parties in public forums and meetings
  • Ensures project closeout and associated documentation meet contractual requirements for final project delivery to owner entities.
  • Assumes the lead in project meetings, and supervises work of others to include documentation, administration, and tracking of relevant information and statuses, and follow-up on action items of all participants.
  • Provides senior-level management support to the client and coordinates, directs, and monitors activities of construction management staff, contractors/subcontractors, engineers, architects, state and local agencies, and other project-related entities.
  • Ensures the project team adheres to applicable safety requirements and organizational safety policies while promoting a collaborative safety culture.
  • Manages bid phase services, as may be required by the client
  • Independently leads assigned projects and directs the project team.
  • Reviews and negotiates change orders.
  • Oversee project and program scheduling, estimating, and execution planning, including schedule development and management.
  • Oversees quality control and quality assurance throughout design and construction phases.
  • Communicate with project stakeholders regarding program requirements, design scope, budget, schedule, and construction impacts.
  • Ensures project management plans and procedures manuals are developed in accordance with contract requirements.
  • Oversee monthly contractor payment application reviews.
  • Prepares accident and incident reports and conducts follow-up investigations.
  • Ensures contractors, architects, engineers, and other project team members comply with applicable contract requirements.
  • Performs other duties as required

Minimum Qualifications:

  • Bachelor's degree required, with a degree in Engineering, Construction Management, Architecture, or a related technical discipline preferred.
  • 5+ years of experience working on DSA public education projects required.
  • 3+ years of experience working on Higher Education/Community College projects preferred.
  • Experience with alternate delivery methods is preferred.
  • Experience with design-phase management, RFQ/RFP processes, bidding, and construction management required.
  • Construction contract administration required.
  • Good verbal and written communication skills.
  • Good organizational skills and attention to detail.
  • Knowledge of database project controls software systems such as Project Team, Procore, or similar required.
  • Strong computer skills and proficiency in Bluebeam, Microsoft Office required.
  • Advanced knowledge and application of project development, design-phase management, construction estimating and cost, project controls and scheduling, documentation, engineering and construction principles, techniques and practices, contracts, and project delivery methods are required.
  • Functional knowledge of contracts, drawings, estimates, and specifications to ensure compliance with construction and project requirements.
  • Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project-related systems such as Prolog and Primavera are required
  • Proficiency with various document control systems, as well as new construction and modernization of K-12 schools is preferred
  • Registration as an Architect or Professional Engineer is preferred
  • Certified Construction Manager preferred
