Primary Responsibilities
- Develop and execute sales strategies to achieve sales, revenue, and closing goals.
- Establish clear performance expectations and hold Sales Representatives accountable for results and required activities.
- Monitor traffic, appointments, lead response, conversion rates, sales pace, cancellations, inventory, backlog, and other key performance indicators.
- Identify performance gaps and implement timely coaching, development, or corrective-action plans.
- Recruit, onboard, train, coach, and develop a high-performing sales team.
- Conduct regular model visits, sales meetings, one-on-one coaching sessions, role-playing, and performance reviews.
- Ensure appropriate staffing and model-home coverage, including weekends, holidays, special events, and employee absences.
- Analyze market conditions, buyer feedback, competitive pricing, product offerings, incentives, and financing programs.
- Recommend adjustments to pricing, premiums, incentives, product positioning, and inventory strategies.
- Maintain accurate sales forecasts and communicate risks, opportunities, and recommended actions to division leadership.
- Ensure all leads, appointments, activities, and customer communications are entered accurately and promptly into the CRM.
- Monitor lead response times, follow-up quality, prospect ratings, activity completion, and progression through the sales pipeline.
- Partner with the Marketing team to support community-specific campaigns, promotions, events, Realtor outreach, and lead-generation initiatives.
- Review marketing campaign performance, lead sources, and conversion trends to improve sales effectiveness.
- Ensure model homes, sales centers, signage, collateral, digital content, and community presentations meet company and brand standards.
- Build and maintain productive relationships with Realtors, preferred lenders, title partners, and other industry professionals.
- Monitor and review contract execution, mortgage progress, contingencies, cancellations, and closing readiness.
- Assist with the resolution of escalated customer concerns related to the sales process.
- Collaborate with Production, Marketing, Finance, and other departments to remove obstacles and provide seamless customer experience from contract through closing.
- Assist with the development and management of sales budgets and provide sales-related input for community marketing expenditures.
- Stay informed of market trends, fair-housing requirements, real estate regulations, and industry best practices.
- Perform other duties as assigned in support of division and company objectives.
Position Requirements
- Bachelor's degree in Business, Sales, Marketing, Real Estate, or a related field preferred.
- Five or more years of new-home sales, residential real estate, or related sales experience preferred.
- Two or more years of sales leadership, coaching, or management experience preferred.
- Residential homebuilding experience strongly preferred.
- Demonstrated success achieving sales goals and improving individual or team performance.
- Leadership, coaching, negotiation, and performance-management skills.
- New-home sales, contract, mortgage financing, construction process, and closing knowledge.
- Sales forecasting, data analysis, and action planning.
- Customer-service and conflict-resolution skills.
- Active real estate license required.
- Valid driver's license and reliable transportation required.
