The Building Systems Project Manager will be responsible for delivering assigned projects on budget, on time, and assuring that the project scope and quality meet Company Design Standards and the project objectives. The Project Manager will have to be exceptionally organized and be great at back-office work (change orders, budgets, paperwork driven, etc.). The Building Systems Project Manager will report to the Director of Building Systems Engineering and will interface with contractors, customers, and DataBank team members to ensure company standards and industry best practices are adhered to. Additional responsibilities may consist of supporting all aspects of the BMS/EPMS to include; the design, installation, commissioning, maintenance, troubleshooting, and database management.

Responsibilities

* Maintain liaison with various contractors and vendors to manage the day to-day activities that impact the delivery of company's critical facilities

construction projects

* Ensure that all daily project responsibilities are met by the contractors and

vendors on the project.

* Manage multiple projects simultaneously. Assist the Director in negotiating

contracts with vendors, as necessary. Responsible for creating and

managing project schedules.

* Put together Project plans - size up, costs, budget, scheduling, timeline,

manage change orders, etc.

* Assists with reporting and RFPs to Contractors

* Drive Company Standards uniformly regarding Project Delivery by all

project participants on all projects.

* Manage financial aspects of contracts (progress billing, rental equipment,

income / expenses) to protect the company's interest and simultaneously

maintain good relationships with vendors

* Represent the company in project meetings

* Act as key Liaison with managers of all company departments.

* Maintain all logs required to track the progress of the project.

* Possess an extensive network within the mission critical data center

facilities market.

* Background in Critical Facilities Design, Architecture, Engineering and

Construction Services

* Other duties as assigned

Qualifications

* Experience managing Data Center Projects as a Manager/Owner

* Minimum of 3-5+ years relevant experience in the Data Center

* Must be familiar with the design process of building systems for data center

and mission critical projects

* Solid Construction Project Management experience

* Experience in data center facility owned power sub-stations

* Effective Communicator - emails, phone, and face to face

* Ability to work independently

* Solid Admin skills

* Computer savvy: MS Project, Excel, AutoCAD a plus

* 10 years of industry related technical field experience with power and HVAC systems, BMS controls, BMS software and device installation and integration.

* Extensive Working knowledge of electrical and mechanical systems in a data center application.

* Working knowledge of Tridium and Automated Logic Controls building management software, hardware, peripherals, add-ons, and services.

* Working knowledge of third-party control communication protocols used in building automation (e.g., BACnet, Modbus, LON, SNMP, etc.). Able to design and troubleshoot integrations with the same.

* Working knowledge of wired communication protocols (Ethernet, RS-232, RS485).
