Permitting Coordinator

Osborn Consulting is actively seeking a skilled Permit Coordinator to join our multidisciplinary team! In this role, you will bring strong time management skills, resourcefulness, and a proactive approach to each assignment. You are naturally curious, detail oriented, and comfortable asking the right questions to ensure quality checks and routine processes are covered. This role is an important part of supporting our teams and delivering excellent service from start to finish.

As a Permit Coordinator at Osborn Consulting, you will help keep projects moving from design to construction by managing the permitting process across multiple projects. Using your expertise, you will prepare, submit, track, and help secure permit approvals while coordinating closely with agencies and multidisciplinary project teams across the region.

About the Role

In this position, you'll work with a collaborative team to manage permitting across multiple projects. Key responsibilities include:

• Research and interpret agency & AHJ requirements, permitting codes, zoning and land-use regulations, environmental requirements, fees, timelines, inspections, and submittal standards.
• Prepare, organize, submit, and manage complete permit packages for land development, construction, zoning, and environmental approvals.
• Coordinate with local, state, and federal agencies, utilities, project managers, engineers, clients, and other stakeholders to confirm requirements and resolve permitting issues.
• Track permit status, comments, revisions, approvals, expirations, inspections, deadlines, and related communications using accurate, accessible project records and databases.
• Lead permitting meetings, document decisions and action items, and provide clear status updates, compliance checklists, and summaries to project teams.
• Identify regulatory constraints, missing information, long-lead reviews, and other permitting risks early to support project planning, feasibility, and schedules.
• Support public hearing materials, community outreach, project clearances, and permit closeout documentation as needed.
• Improve internal permitting procedures and share guidance and best practices to strengthen efficiency, coordination, and compliance.

About You

We're looking for someone with:

• Strong knowledge of permitting processes, land development, zoning regulations, and environmental compliance.
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) , or similar platforms.
• Detail oriented, quality conscious, reliable and self-motivated.
• Ability to work effectively with government agencies, clients, and internal teams.
• Excellent oral, written and organizational skills.
• Analytical mindset with the ability to research, interpret, and apply regulatory requirements.

Education and Experience:

• Bachelor's degree in environmental sciences or a related field or equivalent experience preferred.
• 3+ years of experience in permitting and project coordination, preferably within the AEC industry or professional services environment.
• Experience with multi-disciplinary project coordination.

To thrive in this position, you may also have these qualifications:

• Progressive Design Build project experience.
• Local Seattle area permitting experience.

Location

This is a hybrid role working out of our Bellevue, Seattle, or Bellingham offices.

The expected compensation range for this position for employees based in the Bellevue/Seattle area is $85,000-$115,000 annually and is dependent upon skills, experience, education and geographical location.
