Position Summary: The Maintenance Assistant (MA) is responsible for a variety of custodial, janitorial, and landscaping duties in support of the Facilities Services department. The MA assists with preventative and routine maintenance on both the facility and the equipment. The MA provides assistance with snow removal. The MA uses his/her best skill in maintaining a facility that is provides a safe, inviting and clean environment for SJA's staff, children and families. The MA works with other department members to coordinate all in-house custodial, janitorial, and landscaping support services. Performs other related duties as needed.
Position Reports to: Facilities Manager
Qualifications:
Graduate or high school/GED
Valid WI driver's license and good driving record
Ability in all areas of basic custodial duties and floor care
Basic understanding of plumbing, electrical, and HVAC systems and operations
Experience in basic carpentry and painting
Ability to read and understand written instructions in service and maintenance manuals
Capable of operating and maintaining basic custodial, landscaping, and snow removal equipment
Interest and ability to support children
Ability to analyze an issue, identify options, and implement solutions
Ability to work cooperatively with people in and outside of Facilities Service department
Ability to communicate (verbally and in writing) and effectively interact with children, family members, supervisors, and other staff members
Ability to respond positively to work direction and guidance from others
Ability to work independently with minimal supervision
Equipment Used:
Office equipment: phone systems, fax machine, photocopier
Facilities Services Equipment: Janitorial, custodial, landscaping, snow removal, carpentry tools and equipment
Physical and Mental Requirements: Must have ability to bend, reach, lift (up to 50 lbs) and push (up to 350 lbs with equipment) and stand routinely throughout the shift . Must have good hand and eye coordination to safely operate tools and equipment. Must have the ability to occasionally lift /position and transfer residents, if needed. Must have the ability to deal effectively with the stress of managing emergency/critical situations and multiple tasks.
Environmental Conditions: Occasional exposure to infectious or communicable diseases inherent to care of ill residents and children, occasional exposure to loud or unpleasant voices due to unpredictable behavior of residents and children and seasonal exposure to high humidity due to temperature control of the facility. Performs duties with exposure to various types of ware chemicals, cleaning agents and varying types of equipment and work hazards (i.e., slippery floors). Works in and out of doors in varying weather conditions.

Performs cleaning duties that include but are not limited to the following;
Floor care (cleaning, sweeping, wet mopping, stripping, waxing, vacuuming, and spot removal)
Furniture and Equipment Moving
Custodial Maintenance: Wall, window, light fixtures, bathroom fixtures and furniture cleaning, disinfection and maintenance
Equipment Maintenance: preventative maintenance--including cleaning, repair, and lubrication of power and hand tools and equipment; checks equipment for ware or damage
Minor Maintenance: hanging pictures, changing light bulbs, filters, etc.
Snow/Ice Removal and Salting
Trash and Liter Removal: keeping grounds free of litter and other obstructions to beauty and safety
Landscaping: sprinkle, mow, trim, fertilize, rake, and provide landscaping services, as required
Required to be on-call (weekends, holidays, etc) due to various situations, such as snow removal/salting, emergency situations, etc., on a rotating basis with other Maintenance staff
Inspects completed work; collects janitorial, landscaping, and maintenance equipment; cleans, restocks and returns equipment, tools, and supplies to proper location; and places trash and soiled materials in designated areas
Communicates pertinent information with members of the team to ensure continuity, reporting changes in conditions or other concerns or issues
Supports other team members in the accomplishments of duties
Participates in mandatory meetings to improve teamwork, communications and problem solving
Maintains a safe environment for the children according to SJA policy and procedures-reports potential or actual hazardous conditions
Is familiar with fire alarm systems, elevator operations and safety, fire and emergency evacuation procedures, and participates in fire drills and emergency situations
